Purchase of a house, unit or land - $750.00Plus GST - $80.00Sundries (ie; phone calls, faxes, photocopying, email, postage and stationary (inclusive of GST) - $50.00
Search fees vary from one type of property to another and from one locality to another. The average cost of search fees is approximately $550.00.Total:$1430.00
An itemised list of the searches will be provided in our first letter showing the type of search and the costs of such search. You are then invited, if you so desire, to ring this office to discuss the need for a particular search and as to whether the costs of searches can be reduced by eliminating a particular search. We emphasise that we make no profit on search fees.
When enquiring on legal costs, it is important for you to know the answers to the following questions;
Do we charge extra during the course of the contract for arranging extension or finance or building and pest inspections and settlement dates?
Do we charge extra if we are required to negotiate a discount if you are unhappy with the results of your building and pest report?
Do we charge extra if your contract is subject to finance? In particular, do we charge extra if you desire to attend this office in order to execute mortgage documents?
Do we charge a settlement fee or an agency fee?
Do we charge if an unexpected problem arises during the course of the contract?
Do we charge you professional costs if the contract is terminated?
The answer to all of the above is NO.
There are numerous categories of stamp duty and to obtain the correct calculation, the right questions have to be asked. For this reason, you are invited to contact this office to ascertain what stamp duty may apply to your contract.
We have an "open door" policy with our clients in that you are invited to phone or visit to enquire about contracts before the contract is signed by you. We DO NOT CHARGE for perusing contracts on your behalf before execution. We recommend that you have our office peruse the contract prior to execution.
